Plano is the established heart of the North Dallas corridor. It grew up before Frisco and Prosper, which means mature trees, larger lots in older neighborhoods, and a location that puts Legacy West, the Tollway, and major employers minutes away. Most Plano inventory is resale, so condition, updates, and renovation potential drive value here more than builder incentives.

The practical stuff.

Plano schools: Plano ISD

Plano is served primarily by Plano ISD, including Plano Senior, Plano East Senior, and Plano West Senior high schools (Plano ISD's senior-high model for grades 11 and 12).

Plano ISD is long regarded as one of the strongest districts in Texas. Note that north Plano is largely zoned to Frisco ISD and parts of west Plano to Lewisville ISD, which surprises many buyers. I confirm the attendance zone on every home.

Plano FAQ

Questions buyers and sellers ask.

Buying in Plano
Is Plano a good place to buy an older home and renovate?

Yes, it is one of the best in DFW for it. Established West and central Plano neighborhoods have large lots and solid construction, and renovated homes resell strongly. I can help you evaluate renovation cost versus after-repair value before you buy.

Which parts of Plano are in Plano ISD?

Most of the city, but north Plano is largely Frisco ISD and parts of west Plano are Lewisville ISD. I confirm the zone on every home.

Is Plano more affordable than Frisco?

Established Plano neighborhoods often offer more lot and more square footage per dollar than Frisco's newer master plans, though West Plano luxury rivals anything in the area. The trade-off is home age.

Is Legacy West walkable to live near?

Yes. Townhomes and condos in and around Legacy West and The Shops at Legacy are the most walkable urban-lifestyle option in Collin County.

How fast do homes sell in Plano?

Updated homes in the strongest school zones move quickly; dated homes priced as if they were updated sit. I track days to pending by neighborhood.

Selling in Plano
What is my Plano home worth?

Condition and updates matter more in Plano than almost anywhere, because buyers compare your home directly to renovated neighbors. I run a full NTREIS comparable analysis that accounts for that. Request a free valuation.

Should I renovate before selling my Plano home?

Sometimes, and sometimes you should sell as-is to a buyer who wants to renovate. The right answer depends on your neighborhood's buyer pool and the numbers. I will tell you honestly which path nets you more.

How do I sell for the most money in Plano?

Price to the right comparable sales, professional photography and video, and get in front of relocation buyers searching online. That is the plan every listing of mine gets.

How long does it take to sell in Plano?

Updated, well-priced homes go under contract in days to weeks. Overpriced homes sit. The pricing conversation at the start is the biggest factor.

What does it cost to sell?

Commission, title and closing costs, and any repairs or concessions. You get a seller net sheet at your target price before we list.
